Tenancy fraud is on the rise all across Canada, and many landlords have horror stories of unpaid rent and utilities, and extensive, deliberate, catastrophic damage to their property. Professional tenants seek out and prey on those landlords who fail to educate themselves. They are professional con artists who deliberately search for landlord victims who advertise their property and have no clue what they are doing, and avoid professional property managers, because they know professional managers conduct professional background checks, use proper documentation, and will never rent to them.
This is not a business for amateurs to learn as they go along, after they rent out their very expensive asset. That often turns out to be an extremely costly mistake that can lead to financial disaster and months of mental anguish. Anybody renting out property needs to educate themselves to protect their investment, and protect other residents and neighbours. Knowledge gives you power and control over your property.
I graduated from the Faculty of Law, University of Manitoba in 1995, and received my call to the Manitoba Bar, and Law Society of Manitoba, in 1996, as a barrister and solicitor. I have been a landlord for 43 years, and a landlord in British Columbia since 1998.
